ROYAL London is set to unveil a masterplan for its Wilmslow site next week – including plans for housing, new offices, and improved transport links.

Cllr Ainsley Arnold, cabinet member for housing and planning at Cheshire East Council, is expected to sign off the publishing of the Royal London Development Framework on Monday morning.

The framework, which sets out the firm’s plans for development on its campus in Alderley Road, will then go to public consultation before being used to help shape future planning applications on the site.

Royal London, which employs more than 1,200 staff at its Wilmslow campus, was given planning permission to build a 17,000sq m office last year.

The site is currently listed as greenbelt land, but this status is to be removed in CEC’s forthcoming local plan – giving the insurance firm more freedom over the type of development which can take place on its site.

In a report prepared before Monday’s meeting with Cllr Arnold, CEC said: “With the forthcoming allocation of the wider site and its removal of the green belt it is now timely to provide more detailed guidance as to how the area will be developed in future.

“The vision of the Development Framework is to create a ‘living campus’ that delivers a mix of uses as part of a dynamic business-led environment.

“It encapsulates a quality of place and provides a thriving environment for business, with a distinct identity offering an integrated approach to living, working and relaxing. It will be well-connected and accessible to residents, workers and the local community.”

The framework spells out proposals for new ‘high quality’ office space that will ‘support the growth of the knowledge economy’ and attract investment in the town.

‘High quality housing’ will also be included in the scheme, alongside a hotel, restaurant, green infrastructure, open spaces and long-term use of listed buildings, including Fulshaw Hall and the Coach House.

The masterplan also proposed cycle and pedestrian links to the town centre and train station, while ‘improved’ bus services are also mentioned.

In its draft framework document, Royal London said the masterplan ‘will underpin an overarching vision to create a ‘living campus’ in Wilmslow and ultimately build upon the existing strengths of the campus to create an outstanding quality of place and thriving business location where people can live, work and relax’.
